I have disputed several things online recently, and over the phone as well.
My personal favorite is of course "DOGMAN" - but my FAVORITE OVERALL EMOTICON IS:
I really like your music. Anyway, with the appraisal so far above the asking price, I would try to get the seller to pay the closing costs and put the money you saved for closing on your CC bills. It could save you quite a tidy sum over time.
